Thinking about waiting to sell because of higher interest rates?

Here’s what many homeowners are missing:

Home values in Central Texas are still higher than they were in 2019, and buyers are still buying.

Yes, inventory is up, which means pricing and marketing matter more than ever. But serious buyers are still relocating, growing their families, and making life changes that require a move.

The key isn’t waiting for the “perfect” market. It’s having the right strategy.

If you’re considering selling this year, now is a great time to understand your home’s value and create a plan.

Tuesday’s Top Tip

Summer in Central Texas means heat, humidity, and this year… a lot of rain. With more storms on the way, now is a good time to stay ahead on home maintenance before small issues turn into expensive repairs.
A few things homeowners should be paying attention to right now:
* Check gutters and downspouts to make sure water is flowing away from the foundation
* Walk your property after heavy rain and look for standing water or drainage issues
* Inspect your roof for loose shingles, flashing issues, or signs of leaks
* Trim back tree limbs that may become heavy or unstable during storms
* Check sprinkler systems and adjust watering schedules so you are not overwatering
* Watch for signs of foundation movement or cracks after extended rain
* Service your HVAC system before the hottest part of summer arrives
* Inspect window and door seals to help keep cool air in and moisture out
* Power wash patios, siding, and driveways to prevent mildew buildup from humidity and rain
A little preventative maintenance during the summer can save homeowners a lot of stress later in the year.

Tuesday’s Top Tip:

A lot of buyers think today’s interest rates are “high”… but history tells a different story.

Take a look at interest rates since 1970:

• Rates hit nearly 19% in the early 1980s• The ultra low 2–3% rates we saw recently were actually the exception not the norm• Real estate has continued to create wealth through every market cycle

Waiting for the “perfect” rate can sometimes cost more than getting into the right home and refinancing later.

The key is understanding your options, your budget, and your long term goals. Strategy matters more than headlines.

If you’re thinking about buying, selling, or investing in Central Texas, let’s create a game plan that works for you.

Buyers are doing the math more than ever in 2026

In today’s market, affordability is front and center.

Buyers are asking: “Does this make financial sense?”

That means:
Overpriced homes sit
Well priced homes move

Sellers pricing right the first time is no longer optional.

Come join me today from 2 to 4 PM and see if this home feels right for you. Located in one of Central Texas’s favorite trending neighborhoods, this one brings space, style, and privacy all together.

With over 3500 square feet sitting on more than an acre, you will walk into a grand spiral staircase, wood floors, and a layout that just makes sense. Four bedrooms, three bathrooms, a gourmet kitchen, and a luxury bathroom that feels like your own retreat. Every detail was designed with intention.

Step outside and you will find an outdoor fireplace ready for evenings under the Texas sky.

If you have been waiting for something that stands out, this might be the one. I turn a house to home.

We are fully in the season now and here’s what I’m seeing:

A lot of buyers are out right now… but they’re window shopping.

They’re watching. Waiting. Comparing.
Not rushing.

Here are the numbers back that up

*728 price reductions in Travis County
*525 price reductions in Williamson County

That’s not random. That’s the market correcting.

Sellers this is your sign:
You cannot overprice your home and expect the market to meet you there. Buyers are too informed right now.

Buyers your opportunity is in the homes that are sitting and adjusting.

The market is moving… just not the way it used to.

If you’re trying to figure out how to navigate this, I’ve got you.
