Cheers to another successful closing 🥂

Cesar & Laura are seasoned investors with a respectable portfolio — residential homes and commercial units both. But when they came to me, the reason behind this purchase wasn’t really about the portfolio.

It was about their daughters.

They needed a property that would work within a 1031 Exchange so they could keep growing what they’ve built and one day pass it on to their girls with a real tax advantage. That’s the long game. That’s who all of this is for.

They found me online, called on a Sunday afternoon, and by 9am Monday I was standing outside a stunning condo off South Lamar in Barton Hills, ready and waiting for them.

They’re experienced buyers. They know exactly what they want. What they didn’t know was how I could help them analyze an investment property.

I showed them there’s far more to buying a home than running comps. You want to look at the compound annual growth rate of the area, the equity multiple, the cash-on-cash return, the cap rate — among many other factors. Put together, those tell you about the long-term financial health of a property, instead of just a quick snapshot of today’s market.

They were impressed enough to ask me to advise two other realtors on separate projects of theirs, which I was more than happy to do.

This one wasn’t smooth. The deal nearly fell out of contract twice, both times for reasons completely outside their control. Each time, I told them the same thing: we fulfill our part, we stay steady, and if it’s meant to be, it’ll all work out.

We finally closed last week after an extended closing — and they’ve now asked me to help them lease the property. That’s a compliment I don’t take lightly.

Congratulations to Cirilo & Paula on another addition to their portfolio — under contract! 🔑

We first connected back at the beginning of the year. Paula & Cirilo are seasoned homeowners looking to keep growing their portfolio, but between work and their kids’ schedules, they could rarely get out to see a home together — and often not at all.

So I became their eyes. Plenty of times I’d walk a property on their behalf, scout its potential, and tell them honestly whether it was worth carving out their time for. Months of that. Staying in touch, sending matches, ruling things out.

Then, on a Friday afternoon, one finally looked right.

It was a HUD-owned home, which means a completely unique offer process with hard bidding deadlines. I worked that same night to get their offer in before midnight.

And it was rejected.

Here’s what I told them — the same thing I tell every buyer I work with: make an offer where, if you get the home, you won’t be upset about what you paid. And if you don’t get it, you can walk away knowing it simply wasn’t meant to be, because you weren’t willing to go higher. Either way, you’re at peace.

A week later, the seller came back. They’d take our offer — $15,000 under asking — and cover all closing costs. Less cash out of pocket at the closing table, on a home they’d been patient enough to wait for.

Cirilo & Paula, thank you for trusting me, and for giving me the chance to earn your business when you could have handed it to any other realtor. That’s not something I take for granted.

🔥🏡 UNDER CONTRACT 🏡🔥

Congratulations to Jonathan & Amber on getting this gem under contract! 🔑

When they first came to me, they weren’t even sure buying was the right move. They just wanted to look at their options honestly — no commitment, no pressure.

So that’s exactly how we did it. It’s how I work with everyone: information first, pressure never. A home is one of the biggest decisions you’ll ever make, and I want my clients walking into it feeling genuinely good — not talked into it.

We found a bank-owned property that honestly looked too good to be true. Beautiful in the photos, but sitting on the market with price drop after price drop, and you start to wonder what’s hiding.

The home had already been pre-inspected, so we knew what we were walking into. The only question mark was the foundation. The Foundation Guru took a look, told us it was in good shape, and recommended a hydrostatic test just to be certain. Our plumber came out and — voila — it passed with flying colors.

(Hydrostatic water testing is a water pressure procedure used to check pressure vessels, plumbing, and pipelines for structural strength and leaks.)

A great home, at a great price, in the exact neighborhood they had their hearts set on.

One more thing that stuck with me: before we ever met, Jonathan & Amber read through my Google reviews and had their lender look into my track record. They did their homework. Being chosen that carefully is something I don’t take lightly.

Cheers to another successful closing 🥂

This one lived a little closer to the heart.

Kevin & Kym aren’t just clients — they’re dear friends. They came to me in late June with two kids under two and a move that had to happen fast so they could be closer to family. When we sat down, I told them the truth: we can absolutely do this, but I’m going to need you to trust me and do everything I ask, when I ask it.

And they did. Every single time.

The clock was real — Kevin’s paternity leave was ending, and they needed their home sold and their family settled in the new place before August 24th. In a market that’s been tough on sellers, we got it done in record time.

But that’s not the part I’ll remember. What I’ll remember is watching that weight finally come off their shoulders. Two parents, in the middle of the most tender, exhausting season there is, getting to breathe again.

Where $550K to $750K actually gets you in Austin, TX, neighborhood by neighborhood.

At this price point the question stops being what you can afford. It becomes which version of Austin you want to wake up in.

These are the Austin, TX neighborhoods I would be showing you at $550K to $750K.

Brentwood / Crestview. Mid-century ranch homes on tree-lined streets, and you can walk to Violet Crown Coffee and Brentwood Park.

South Lamar. Closest to downtown Austin, so you trade lot size for 5 minutes to dinner at Matt’s El Rancho.

Dittmar - Slaughter. Where the square footage is, plus food trucks on Menchaca and about 10 minutes from Mopac.

Circle C Ranch. The one buyers find last and wish they had found first. The Veloway is right there.

Congratulations to my client Valentin! After several offers on new-builds and resales, we finally made it to the finish line on a great home 🙌

He’s now closer to family, with plenty of room for his grandchildren to play and a three-car garage to fit all of his cars.
