One of my favorite parts of real estate is that it's about so much more than houses. It's about relationships!

About a two years ago, I met these homeowners through F3, a men's workout and leadership group I'm grateful to be a part of. At the time, I helped them purchase their next home, and together we decided the best move was to lease their Leander property until market conditions improved.

Like many investment properties, there were a few bumps along the way. A dishwasher leak during the lease resulted in replacing the flooring on the main level of the home. Once the tenants moved out, the owners were ready to make their next move and put the home on the market.

After getting the property prepared and positioned correctly, we were able to secure a buyer from out of state who was purchasing the home for a family member relocating to the area.

Real estate isn't always a straight line. Sometimes the best strategy requires patience, adapting to challenges, and making decisions that serve your long-term goals. I'm grateful these clients trusted me through every step of the journey.

From buying their new home, managing the timing of this sale, and ultimately getting this property successfully sold.

You will know your kids as adults far longer than you’ll know them as children. If you’re lucky, you’ll know your kids for about 50 years. Your kids will only be “kids” for about ten of those fifty years. That means 80% of the time you’ll ever have with your kids, they’re not “kids.”

You only get:
1 summer with them as a baby
3 as a toddler
5 as a child
3 as a pr***en
6 as a teen

Enjoy it while it lasts. Don’t waste those years. ❤️

I'm thinking about buying a house for my sons, I know that sounds crazy, but hear me out: My boys, Benson and Boaz, came to work with me this week, and it got me thinking about their future. My wife is all for saving as much money as we can in a 529 college savings plan to pay for the kids' college tuition.

But, what if we bought a rental property instead?

So, I did some research on a real property that I sold here in Williamson County. I sold 2213 Settlers Park Loop Round Rock this year for $550,000. This is a great single-family home in a community where rents are very stable. This same property was sold in 2014, 12 years ago, for $293,000.

In 12 years, which is right around the time that Benson would be finishing up with college (if he chooses to go that route), the property went up 88% in value.

Now, I am certainly no financial planner. However, I do know real estate.

And it makes me wonder if having a tenant basically contributing into your kid’s savings plan is a better route than dumping money into a 529 plan.
