"Brian, Sonny, we don't want to buy the wrong house..." This is what my client said to us after going out of contract.

We looked at a lot of houses and the clients loved what they had found, but getting closer to the closing date, they got cold feet.

There was nothing wrong with the house. It was incredible, and had almost everything they wanted, but they kept thinking what if something better comes along.

Here's the thing, everyone talks about forever homes, but there are such things as buying "right now" homes. The home you are looking at doesn't have to be the one you're in for the rest of your life.

Your home is what you make it, and the more accustomed you become to it, the more it can feel like home. And if it never feels quite right, you can always sell it and move into a home that feels more comfortable later.

It really is that simple.

Where you live affects everything... your mood, your energy, the way you feel at the end of a long day.

There are some things you just don’t want to leave to chance… and a good haircut is definitely one of them.

Finding a barber you trust can take time. You want someone who gets to know you, remembers how you like your hair, and makes it easy to sit down in the chair knowing you’re in good hands.

With back-to-school season in full swing, I got to thinking: Realtors and teachers actually have a lot more in common than you might think.

- We're both professional people-people.
- We answer approximately 7,000 questions a day.

We love being outdoors and going rucking with family and friends.

Below we've dropped our top 5 favorite places to find trails and take a hike!

1. Tejas Park (in Georgetown) - we ruck here Saturday mornings from 5-7am. It's 5 miles of the most awesome views.

2. Arkansas Bend Park (in Lago Vista) - awesome trails that allow you to see Lake Travis.

3. Quarry Canyon Trail (in Lago Vista) - this trail is a great workout with lots of incline.

4. Lakewood Park (in Leander) - this one's an easy walking trail, all paved, which is a plus for taking it easy.

5. River Ranch County Park (in Liberty Hill) - this trail is our most intense one, 20+ miles of hiking for when we want to really go for it!

A year ago, we met these buyers at one of our open houses.

At the time, they weren't ready to buy. They had questions about getting pre-approved, what it would take to purchase their first home, and whether down payment assistance programs could help make homeownership possible.

Instead of rushing the process, we made a plan.

Over the next year, we stayed in touch, looked at homes on and off, celebrated the wins, and worked through the disappointments. Like many first-time buyers in today's market, they wrote offers, competed in multiple-offer situations, and missed out on a few homes along the way.

But we kept going.

Eventually, we found the home that felt right.

Then came the inspection.

The home inspector discovered significant bellies in the sewer line! A repair that could have cost our buyers tens of thousands of dollars after closing. Rather than hoping for the best, we went to work. After negotiations, we were able to have more than $25,000 in sewer repairs completed before closing.

That's the part of real estate most people never see.

Finding the house is only the beginning. Protecting our clients, negotiating when it matters most, and making sure they can move in with confidence is where the real work happens.
