Newly built home prices are becoming more buyer-friendly, and that could be good news if you’ve been wondering whether a brand-new home is still within reach.
After the sharp price increases of the pandemic years, new construction prices have eased nationally. At the same time, many builders are still offering incentives to help buyers move forward, including closing cost credits, mortgage rate buydowns, upgrade packages, and price adjustments.
For buyers in Austin, Lakeway, Bee Cave, Dripping Springs, and the surrounding Hill Country, this may open the door to more options than you expected.
But here’s the key: the “best deal” is not always the lowest advertised price. You also need to compare the full monthly payment, tax rate, HOA dues, MUD or PID fees, lot premium, builder warranty, inspection process, financing terms, and resale potential.
A builder incentive can be valuable, but only if it truly fits your goals.
Before you walk into a model home or sign a builder contract, get clear on your numbers and have someone representing your best interests.
