The May 2026 Austin Market data is in, and it gives buyers, sellers, homeowners, and mortgage clients a lot to think about.

The Austin-Round Rock-San Marcos MSA posted a median sale price of $440,000, down less than 1% year over year. Closed sales were down 3.4%, and sales dollar volume was down 2.2%. At the same time, pending sales jumped 14.3%, which may show more buyers are moving back into the market.

Inventory also shifted. Active listings fell 16.6%, and new listings were down 16.7% compared with May 2025. That means buyers still have options, but not as many as last year. Meanwhile, homes averaged 61 days on market, and the average close-to-original-list price remained 94.5%.

So what does this mean?

Buyers should get pre-approved early, understand their monthly payment, and be ready when the right home appears. Sellers should price carefully, prepare the home well, and avoid assuming every buyer will pay full asking price.

Greater Austin is not one-size-fits-all. Lakeway, Bee Cave, Dripping Springs, Austin, Round Rock, Cedar Park, Hays County, Travis County, and Williamson County can all move differently.
