Before you spend $$$ getting your home ready to sell… start with $0. 👀

Some of the biggest improvements I recommend to sellers don't cost a thing.

Clear the countertops. Rearrange the furniture. Open the blinds. Pack away some of the extras. Clean up the patio and make that front entrance shine.

Small changes can make a home feel brighter, bigger, and easier for buyers to picture themselves in.

Back then, there were around 1,200 homes in the community. Today, Belterra has grown to 2,000+ homes across 1,600 acres. 🤯

But the really amazing part isn't just the number of homes.

It's watching the trees mature, trails become part of everyday life, amenities grow, businesses and restaurants open nearby, and thousands of houses turn into a real community.

I feel incredibly lucky to have watched so much of that growth firsthand, raised my family here, and now help people buy and sell homes in a community I'm so proud to call home. 🤍

💰 You have $20,000 to put toward your home before listing. Do you renovate... or adjust the price?

There isn't one right answer.

Sometimes $20K spent on paint, flooring, landscaping, or a few strategic updates can completely change how buyers perceive a home.

Other times? The house is already showing well, and that same $20K may be much more powerful as part of the pricing strategy.

It depends on the home, the competition, and what buyers are responding to right now.

That's why I don't give every seller the same pre-listing checklist. My job is to help you figure out where your money will actually make the biggest difference. 🤍
