🌿 Living near the trail sounds dreamy. Here’s what I’d check before calling it perfect.

Austin has some incredible trail-adjacent neighborhoods, and having nature practically outside your front door can be a HUGE lifestyle perk. But there are a few things I want my buyers to pay attention to beyond the pretty views.

🚗 What does weekend traffic and parking actually look like?
🌧️ Is the property near or within a floodplain?
🌳 How private does the home feel when the trail is busy?
💡 Does trail lighting or evening activity affect the home?
🚶 Can you actually walk to the trail safely, or does it just look close on a map?
🍂 And if you’re surrounded by mature trees, what will ongoing yard and property maintenance look like?

None of these are automatic dealbreakers. They’re simply things worth understanding before you fall in love with the idea of “living by the trail.”

Because the right home isn’t just about the location on the map. It’s about how that location actually fits your everyday life.

Same budget. Two very different versions of Austin living. 🏡

An older Austin home might give you mature trees, an established neighborhood, architectural character, and a location closer to the center of town. The trade-off? You may need to budget for updates and ongoing maintenance.

New construction can offer modern systems, energy efficiency, new finishes, and neighborhood amenities, but you may have to look farther outside Central Austin to get everything on your list.

Neither choice is automatically better.

It comes down to what you value most: location, character, convenience, amenities, or having something brand new.

Understanding those priorities before you start looking can make the home search a whole lot easier.

Should you make improvements to the home, or simply price it $10,000 lower?
The answer depends on what will give you the best return.

In some homes, fresh paint, updated flooring, landscaping, or a few well-chosen improvements can make a meaningful difference in how buyers respond.

In others, the home may already show well, and that $10,000 could be better used as part of a competitive pricing strategy.

Before spending money simply because you're preparing to sell, it's worth looking at the home, the competition, and what today's buyers are actually willing to pay for.

This is a conversation I’m having with more homeowners lately. 🏡

You love your house and that mortgage rate is pretty hard to walk away from. But life changes, equity builds and sometimes you start wondering if staying still still makes sense.

My answer? Let’s do the math first.
What could your home sell for?
How much equity do you have?
What would the next home cost?
And most importantly, would moving make your life better?

Sometimes the answer is move. Sometimes it’s stay right where you are.

🏡 Save this before your first showing because after house #4, they all start blending together. 😅

Touring homes is exciting, but it’s easy to get distracted by the pretty kitchen or perfect backyard and forget to check the things that will actually matter once you live there.

A few things I always want my buyers thinking about:
👟 Come prepared and comfortable
📸 Document each home the same way so you can compare later
🚿 Pay attention to practical details like water pressure and storage
👂 Stop and listen to what’s happening around the home
🤫 Save conversations about price and negotiation strategy for outside
⭐ Rank each home right after you leave while everything is still fresh

And most importantly, know what monthly payment actually feels comfortable for you before we start falling in love with houses.

Save this checklist for your next showing day, and when you’re ready to start looking, I’ll make sure we don’t miss the details that matter. 🔑

Paint can do much more than change the color of a room. 🎨 It can completely change how a space feels.

A few simple tricks:
✨ Create a focal point with an accent wall
⬆️ Make ceilings feel higher by extending color upward
⬇️ Make tall ceilings feel lower with a darker color overhead
↔️ Make a room feel wider or narrower with strategic wall color
🤍 Open up a space with lighter, continuous tones
🕯️ Create a cozier feel with deeper colors

Good design doesn't always require a major renovation. Sometimes, a gallon of paint and a little strategy can completely change a room.

July showed continued momentum across the Austin-Round Rock-San Marcos market:
🏡 2,739 homes sold — up 4.4% year over year
📈 $435,000 median price — up 1.0%
💰 $1.6B+ in sales volume — up 6.9%

The takeaway? More homes are selling while prices remain relatively steady.
But the market numbers are only part of the story. Property taxes, insurance, utilities, and other ownership costs matter too.

Buying a home is about so much more than bedrooms, bathrooms, and square footage.

The questions buyers ask out loud are important...
But it's often the quiet questions that help them know they've found the right one.
☀️ How does the natural light change throughout the day?
🔊 What can I hear when the house is quiet?
🚪 How will my belongings fit in this room?
📦 Is there actually enough storage for everything I own?
📍 How will this location affect my everyday routine?

Those are the things that matter. When buyers can picture themselves living there, that's when a house starts to feel like home.

That's why I always encourage my clients to look beyond the finishes and pay attention to how a home makes them feel. Sometimes, that's the best sign of all. 🤍
