Multiple buyers. One seller. One shot to get it right.

That was this week at a freshly renovated condo in Avon. When more than one offer comes in, the pressure is real. Price matters. But so do terms, timelines, and the strength of the buyer behind the offer.

My job in that moment isn't to pick the biggest number. It's to read the whole picture and help my seller make the best decision for their situation.

Price is one piece of the puzzle. It's not the whole picture.
A good seller's agent knows that buyers will sometimes pay closer to asking price when the right terms are in place. My job is to understand what the buyer needs and find a way to protect my seller at the same time.
We kept this deal together without giving away the farm. That's the job.

The Hendricks County market is heating up for spring.
But it is not 2021.
Sellers expecting 10 offers in the first week are going to be disappointed, and that disappointment costs them time and money.
Inventory is still under 2 months. A balanced market needs 6. Sellers still have real leverage, just not the feeding frenzy leverage of a few years ago.
For buyers, that shift matters. Sellers adjusting their expectations are more willing to negotiate than they have been in years.
The market is not the problem. Unrealistic expectations are.
Whether you are buying or selling, you need someone who knows the real numbers and puts you in the strongest position to achieve your goals.
