Let's talk home valuation - What is it anyway?

A home valuation site is a starting point, not the finish line. Here’s what it’s usually doing behind the scenes. It pulls available data like public records, recent sales, tax history, square footage, lot size, bedroom and bathroom count, and nearby property activity. Then an algorithm compares your home to other homes and estimates what it might be worth based on patterns in the market. But it doesn't know everything. It may not know your kitchen was renovated last year. It may not know the roof is near the end of its life. It may not understand your view, your floor plan, your street, your condition, your upgrades, or how buyers are reacting in your exact neighborhood right now. And that is where a property specific market analysis matters. A good market analysis looks at comparable homes more carefully. Not just what sold nearby, but which homes are truly similar. It considers condition, layout, location, timing, competition, pending sales, price reductions, and buyer demand. Because pricing is not just math. It is strategy. If you price too high, you can sit on the market and lose momentum. If you price too low, you may leave money on the table. So use online valuations as a quick snapshot. But before you finalize a price, get a property specific market analysis from someone who understands your home and your local market.
