Here’s what we know…

The market is rewarding preparation, pricing and patience! August 2026 MetroTex numbers are giving a pretty clear message for both buyers and sellers:

Buyers have more choice + negotiating room. MetroTex specifically points to the combination of longer market times and a lower sold-to-list ratio as evidence of that increased negotiating room.

Sellers received an average of 94.8% of list price, down from 95.2% in July. That's a signal that buyers have more negotiating power. Neighborhood, condition, updates and current competition, all matter.

The important takeaway: Buyers are very active across North Texas, but they are being selective and strategic. The homes that are priced properly and presented beautifully, are clearly moving in this market.
