Y’all want top dollar? Then your house needs to SHOW like it deserves top dollar! 😂🏡

Before we hit the market, let’s talk about the things buyers—and their inspectors, lenders, and insurance companies—are going to notice:

🏠 CHECK THAT ROOF!
How old is it? Is it nearing the end of its life? A roof issue could create problems with a buyer getting homeowners insurance.

❄️ CHECK THE HVAC!
Is it working properly? When was it serviced? Don’t wait until inspection day to find out there’s a problem.

🔥 CHECK THE WATER HEATER!
Age, condition, leaks, performance—let’s know what we’re dealing with BEFORE the buyer does.

🍳 CHECK THOSE APPLIANCES!
Refrigerator, stove, dishwasher, microwave, washer & dryer—if they convey, make sure they actually WORK!

🎨 TOUCH UP THE PAINT!
You don’t necessarily need to repaint the entire house. Sometimes a few strategic touch-ups can make a BIG difference.

🛋️ VACANT HOME? CONSIDER STAGING!
Not everyone can visualize what an empty room COULD look like. Some buyers need a little help seeing the possibilities. 👀

✨ AND PLEASE… DECLUTTER!
Pack up the “stuff.” Clear the counters. Open the closets. Let buyers see the HOUSE… not your entire life collection. 😂

Sellers—your home may be beautiful. It may have all the bells and whistles. BUT… the market gets a vote too! 📊

🏡 PRICE IT RIGHT, OR PREPARE TO WATCH IT SIT!

Buyers have options, and with interest rates still affecting monthly payments, buyers are paying VERY close attention to the numbers.

Now buyers… I hear you!

You want BIGGER.
You want BETTER.
You want the dream kitchen, the big backyard, the extra bedroom AND the fancy shower. 😂🙌🏾

BUT BABY… LET’S STAY IN BUDGET! 💰

Just because you WANT the house doesn’t mean your offer should come in $75K–$100K below asking! 😳

Negotiation is expected. But disrespecting the price? That’s a different conversation. 😂
