Today is Windermere Community Service Day 💙

Since 1984, Windermere agents and staff across the Western U.S. have dedicated a full workday each year to giving back to the communities we live and work in. What started as a local tradition has grown into a nationally recognized volunteer program centered around hands on service and community impact.

According to Windermere's chief economist Jeff Tucker, the spring market across the greater Seattle area is shaping up to be more balanced than the highly competitive conditions buyers experienced in recent years. Active listings across the Northwest climbed 30% year over year in April, including a 37% increase across King, Snohomish, Pierce, and Kitsap Counties, giving buyers significantly more options heading into peak season. While closed sales and median sale prices dipped slightly year over year, pending sales still rose 3%, signaling that motivated buyers are still active. Well-presented and properly priced homes continue to perform strongly, while increased inventory is creating more opportunity and negotiating flexibility for today’s buyers. The Eastside housing market is making spring more balanced than in recent years, as inventory across the greater Seattle region climbed 35% year over year while buyer demand remained moderate. According to Windermere Chief Economist Jeff Tucker, the market is seeing a meaningful shift toward greater selection, longer decision timelines, and more strategic pricing. Median sale prices in the region tracked 1–2% below year-ago levels during the first quarter, while homes averaged 35 days on market in March, up from 31 days a year prior. Spring market energy is here 👀🏡

Inventory is improving, prices have cooled from recent highs, and rates are lower than they were last year, but many buyers are still feeling cautious about making a move.

Are open floor plans officially on their way out? 👀🏡

For years, buyers wanted wide open spaces, but now we’re seeing growing interest in “broken” floor plans that create a little more separation and functionality while still feeling connected. Think cozy reading nooks, defined dining spaces, home offices, and subtle architectural dividers instead of one giant room.

The shift makes sense. As more people work from home and use their spaces in different ways, buyers are craving homes that feel both open and practical.

That said, good design will always matter more than trends alone. The best homes are the ones that fit how people actually live 🤍

While open concept has dominated the real estate landscape for years, there's a new push for more enclosed space than ever before.
