# The Fed Is Talking About Raising Rates Again. Here’s What Homebuyers Need to Know.

Just when many homebuyers were waiting for interest rates to come down, the conversation has changed.

The Federal Reserve is now facing renewed pressure to potentially RAISE rates.

Why?

Inflation.

New data released this week showed producer prices running hotter than the Fed would like. Now all eyes are on the next Consumer Price Index report and the Federal Reserve meeting September 15–16.

Here’s where I want homebuyers and sellers to pay attention.

**The Federal Reserve does NOT directly set mortgage rates.**

Mortgage rates are heavily influenced by the bond market, particularly longer-term Treasury yields, inflation expectations and expectations about what the Fed will do next.

That means mortgage rates can move BEFORE the Fed ever announces a decision.

And we're already seeing that pressure.

Higher rates create a very real affordability problem. A buyer doesn't shop based solely on the price of a house. They shop based on the monthly payment.

But here's the other side of this market that isn't getting enough attention:

**Buyers have more negotiating power than they have had in years.**

Inventory has increased. Homes are taking longer to sell. Sellers are negotiating. Builders are offering incentives. And in some transactions, buyers may be able to negotiate seller-paid closing costs or rate buydowns.

So should you wait?

Maybe—but don't assume waiting automatically saves you money.

If rates eventually fall, more buyers could come back into the market. That could mean more competition and less negotiating leverage.

If rates rise, waiting could mean a higher payment even if home prices don't move much.

There is no perfect national answer.

**The right question isn't, ā€œWhat is the Fed going to do?ā€**

It's:

**ā€œWhat opportunity exists for me in the market TODAY?ā€**

I've spent decades in mortgage and real estate, and one lesson continues to hold true: trying to perfectly time interest rates is incredibly difficult.

Understand the payment. Understand the market. Negotiate aggressively. Know your options.

Then make the decision that works for your life—not the headlines.

Labor Day Is More Than a Three-Day Weekend

For many Americans, Labor Day means a three-day weekend, a barbecue, or the unofficial end of summer.

But that’s not why it exists.

**Labor Day was created to honor the American worker.**

The holiday traces its roots to the late 1800s, when many Americans worked long hours under difficult conditions.

On September 5, 1882, approximately 10,000 workers marched through New York City in what became known as America’s first Labor Day parade.

Their message was simple: **The people doing the work mattered.**

The idea spread, and in 1894, Labor Day became a federal holiday. Today, we celebrate it on the first Monday in September as a recognition of the contributions American workers have made to our country.

And I think that message matters just as much today.

America wasn’t built by companies or institutions alone.

**It was built by people.**

Someone built the house.

Someone taught the child.

Someone cared for the patient.

Someone drove the truck.

Someone made the sale.

Someone started the business.

Someone took the risk.

Someone showed up when quitting would have been easier.

Technology—and now AI—is dramatically changing how we work. But it hasn't changed one fundamental truth:

**Nothing meaningful gets built without people willing to do the work.**

I've spent my career in automotive, mortgage, real estate, sales and entrepreneurship, and I've seen that lesson over and over again.

Opportunity matters. Technology matters. Talent matters.

But eventually, somebody has to execute.

So as we celebrate Labor Day, let's remember what the holiday is really about.

**The workers. The builders. The entrepreneurs. The risk-takers. And the millions of Americans who get up every day and contribute something of value.**

Enjoy the day off.

But never forget the people whose work made the day worth celebrating.

Headquartered in Dallas, the new exchange is aiming to give companies another option alongside the New York Stock Exchange and Nasdaq, making it the first new major national stock exchange to launch in the U.S. in decades.
