March Housing Market Shows Stable Sales with Rising Prices and Slower Pace

DOVER, DE – [April 20, 2026] – Delaware’s housing market in March reflected a mix of steady sales activity and shifting market conditions, as buyers continued to navigate affordability challenges while inventory levels improved modestly.
A total of 985 homes were sold statewide in March, a slight 2 percent decrease compared to March 2025, indicating relatively stable sales activity year over year. However, pending contracts declined 13 percent, suggesting a slower pace of transactions moving forward. New listings remained nearly flat, down just 1 percent.
Homes continued to take longer to sell, with the average days on market rising to nearly 57 days, a 14 percent increase from last year. At the same time, active inventory increased 9 percent, giving buyers more options, though the supply of affordable homes remains limited.
Price trends showed upward movement. The statewide median listed price rose more than 9 percent year over year to $425,483, while the median sold price increased 1 percent to $385,000.
“March data shows a market that is finding its balance,” said Denise Forman Gaines, 2026 President of the Delaware Association of REALTORS®. “Inventory is improving and prices are adjusting, but buyers are still taking a more measured approach. Affordability continues to shape decision making as we move further into the spring market.”

Selbyville - Motorist should expect delays on SR 54 (Lighthouse Road) between Van Buren Avenue and Dukes Avenue, starting TODAY (January 5th).

Lane closures can be expected during the below times until April 30th. This work is the start of the replacement of the SR 54 bridge over the channel between Little Assawoman Bay and Assawoman Bay.
