One of the biggest mistakes in real estate is being a “yes man.”
Too many people accept every underwriting condition, every lender request, and every delay without asking questions. That's not advocacy; it's compliance.
My job is NOT to simply pass along conditions to my clients. My job is to challenge them when they don’t make sense, push back when they’re excessive, and find solutions that keep deals moving forward.
Over the past few weeks, questioning underwriting decisions and negotiating conditions has helped my clients:

✔️ Avoid unnecessary documentation requests
✔️ Close faster
✔️ Get their keys sooner
Underwriters play an important role, but not every condition is set in stone. Sometimes all it takes is experience, communication, and the willingness to ask, “Is there a better way?”
The clients I work with deserve an advocate, not a messenger. I am NOT a messenger!!
