Officially wrapped up my very first closing!
We found a property that the data showed was priced below market value. Because we caught it, my clients walked into closing with $20,000 in instant equity on day one.
Instead of risking the deal by asking the seller to replace the older HVAC system, we looked at the big picture. Even though equity isn't liquid cash in hand, my clients have the funds to cover a replacement down the road if they ever need to—and that expense still keeps them well on the positive side of the instant equity. To give them peace of mind right now, we also got the seller to pay for a one-year home warranty and handle some smaller repairs that usually add up for a buyer.
