Here are a few areas in Boca that consistently offer opportunities under $2M, sometimes under $1M:

• Boca Square: located in East Boca, typically priced between $900k-$1.5M
•Parkside: close to Boca Town Center Mall, known for bigger homes and lots.
• Boca Racquet and Sailing Club: convenient to I-95, downtown and Sugar Sand Park. Homes rarely available.

The truth is: you can impact buyer perception of value.

The work you do or don’t do to your home when selling can and often does impact value.

But it can be a slipper slope. I’ve seen sellers make totally unnecessary upgrades that cost them without any return. And unfortunately, I’ve seen sellers miss out on their desired price because they were unwilling to do the upgrades necessary to achieve it.

This is my love letter to Boca.

To the tree-lined streets tucked between the Intracoastal and the ocean, the quiet morning walks along the water, the small businesses that give downtown Boca its charm, and the neighborhoods that feel completely different depending on the block you’re on.

I love the rhythm of life in Boca. The way weekends look near the beach and along Palmetto Park, the character of historic homes in Old Floresta, and the timeless feel of waterfront streets where boats drift by at sunset. From classic architecture and oversized lots to walkable pockets near cafés, parks, and the marina, Boca has a way of pulling people in.

Whether you’re relocating to Boca, moving from another part of South Florida, or simply thinking about buying or selling a home here, there’s a reason so many people choose to build their lives in this community.
