The trade is simple: We give you commercial real estate data, and you watch James make a fool of himself. 🤸‍♂️

For the last several months, we’ve been intentionally stepping up our game to show you the real, unfiltered side of commercial real estate. Sometimes that means breaking down complex zoning laws, and other times it looks like... well, whatever it is James is doing in this clip.

If you’ve gotten some actual value out of the breakdowns, the property tours, or just the bloopers, do us a quick favor: hit that follow button, drop a like, or share this with a friend.

Can you really serve two clients at the same time?

In our latest conversation on the Boone Tea podcast, we tackled a topic that causes a massive amount of confusion for clients: Dual Agency in NC. When one firm represents both sides of a deal, the dynamic changes instantly.

At Appalachian Commercial Real Estste, we prefer to be our clients' exclusive advocate to fight for our their best interest. We don't practice dual agency - listen on Spotify or Apple to hear about the nuances of dual agency debate.

No matter the size of your business, you deserve a secure space.

It was an absolute pleasure helping Chelsea Mauney transition Peak Piercings into a brand-new location in Boone. She needed a larger footprint, better client privacy, and a proper commercial lease to give her business long-term stability.

We looked at the space the same day she called, worked through both a letter of intent and a lease, and got the keys handed over seamlessly.

Go see Chelsea at her new location starting Wednesday, June 10th at 1600 NC Highway 105, Boone, NC 28607. Look for the log cabin across from Goodwill! No appointment necessary.

Can you milk a sweet potato? 🍠🥛

It sounds like a trick question, but the team at AppState Fermentation Sciences is proving that you absolutely can. James Milner, CCIM recently stopped by the lab to look at the Rootsii project—a local startup that transforms surplus North Carolina sweet potatoes into a sustainable, plant-based milk.

But as a commercial real estate brokerage looking at the macro economy of the High Country, here is the real headline: this project is bringing production back to Boone. Innovative research, regional resources, and actual local manufacturing. This is exactly how we diversify and strengthen our mountain economy.

So, let's hear it: would you drink sweet potato milk? Let us know in the comments.

What does Appalachian Commercial Real Estate actually do?

Well, James Milner, CCIM answered that question and much more during his 10 minute presentation to Boone Business Exchange (BBE). BBE is a program of the Boone Area Chamber of Commerce that seeks to be a referral and support network to member businesses. Did you know that James was one of the original founders!

Grateful for the time to share more about what we do to this group. Want to know how we can help you or your business, give us a call or send us a DM.

James Milner, CCIM was proud to be part of the announcement by Appalachian Regional Healthcare System regarding their new Tri-Share agreement. Partnering with local childcare staples like Kid Cove, this pilot program makes our region a leader in the state for addressing a massive friction point for working families.

By splitting childcare costs cleanly into thirds between the state, the employer, and the employee parent, we are seeing true public-private alignment to solve a community crisis.

How is your business stepping up to relieve the burden for working parents in the High Country? Drop your creative solutions below.

Trust me, we tried begging The Home Depot to come to Boone. 🛠️ ⛰️ We love supporting local, but every resident has wondered why certain major national retail chains pass on Boone, NC.

But big-box retailers don't make decisions based on emotion or local wishes. They look at a single, hard fundamental: rooftops. Before a massive retail chain commits to the millions of dollars it takes to build a location, their data algorithms demand a specific volume of permanent residential development. Without those numbers, it's usually a no.

Technology + Relationships = The CCIM Advantage. James Milner, CCIM recently joined Emilee Collins, CCIM on Behind the Building podcast to discuss the unique advantages that they have as The CCIM Institute designees.

Advanced technology gives them the clarity to make smart decisions, but real relationships are what get them through the door and across the finish line. That combination is why the CCIM designation remains the gold standard in commercial real estate, and it's exactly how we deliver results for our clients every single day.

Development in Boone is a completely different beast. On Episode 3 of the Boone Tea podcast, James Milner and Jamie break down why building in the High Country isn't for the faint of heart—and why local expertise matters when navigating the gauntlet.

Limited land, challenging topography, and the high cost of construction creates a massive barrier to entry in our market. Whether you're trying to bring in a new retail concept or build much-needed housing, every single square foot requires a premium.
