What do buyers want & what do they deserve from their real estate agent? You owe it to yourself to learn about the MANY changes as to how you can buy or sell a home, even if you've bought a home before. Many agents have no idea about the law change for home inspections. It's going to shake up the market, again.

"The bill essentially negates as a negotiating tool the waiving of the home inspection contingency" As a buyer you need a plan, as a seller you need a plan too.

2024 was a difficult year, people struggled, at times we did too. We learned to rest not quit. We never forget our families & our clients depend on us to find solutions.

🔍How did we do in 2024 ? The year described as the worst real estate year since 2005?

Massachusetts increased by 4% more homes sold than 2023.

🏆As a team our closed sale volume was up 18% in MA with about half of the amount of agents - 2 with new babies! 🏆

🛑The average home seller in Massachusetts accepts an offer in 35 days per MLS.

🏆🏆Our home sellers accept an offer in an average of 5.5 days right on time using our proven LSG selling strategies. 🏆🏆

“ This isn’t fair! My parents paid so much less for their house! “

The value skyrocketed from $90K to $ 447K in 27 years! That's a gain of $356K in value on the day I sold it.

Some of you might be thinking, "This isn't fair" when you see prices like that. I get where you're coming from. Back then, our parents got some amazing deals. They also earned a lot less income and has lower costs overall.

I know buying a house that's not perfect, or one your parents might not like, is hard. I've seen it. My clients wished for a bigger budget. They wished they had bought earlier when prices and rates were lower during Covid. Let's talk about this. We need to explore the benefits of buying a condo or home in 2025. It's time to stop delaying your life.

1. No house, even a custom one, will ever be perfect. I've seen people regret their choices even on the first day. People who built their “dream
home” and then wish they did something different.

2. Yes, your parents' home was cheaper. But that's why you should buy now. Some towns have seen an 11% price jump since last year. That could have been your profit. It could have helped you buy your dream home later.

3. Rates were low during Covid due to the pandemic. We would need another crisis to see those rates again. Today, rates are still low. But as you wait, others are moving ahead. They're building equity and making memories in their homes. You should be doing the same.

People buying their first home or condo depend on me to help them through the entire process. Listening to them share their life with me, helps me create a road map to their right home. Talking about the areas they’re most interested in, what their commute is like, and how they’re going to live in their new home. Whether they’ll have a dog or cat, or are considering having kids soon, or already have children.

The insight of knowing who my clients are and how they want to live day to day in their new home provides me with the opportunity to better guide them. I can now help them navigate in the best direction for them. On a path that will not only make sense for their budget but for also their lifestyle.

When we find the right place, I help them through how we will write the offer. This includes reviewing what price to offer, what contingencies to use, and what language to put into the offer for their protection. Because as the first time, buyers it all matters. They haven’t gone through this before. It’s up to me to help make sure they feel comfortable throughout the process.
