One of the best parts of my job is getting to be part of people’s stories.

I’ve known these two for a long time, back when it was just the two of them. Since then, I’ve had the privilege of watching their family grow, first one boy, then another, then another, and of course, a dog to keep things interesting.

Helping them sell their home in a challenging market, getting it under contract in just two weeks, and then helping them secure their dream home while negotiating more than $20,000 in concessions was incredibly rewarding. But what means the most to me isn’t the transaction, it’s the trust.

These boys keep everyone on their toes, and I love every one of them. Watching this family grow over the years has been a gift, and I’m grateful they’ve continued to let me be a small part of their journey.

Thank you for trusting me, and keeping me in your lives all these years. And thank you Jessie Thompson, our amazing lender, for helping us every step of the way. Running the numbers just a few times 😉.

Affordability challenges continue to reshape how buyers are approaching homeownership, and many are finding creative ways to make it work.

Latino households led U.S. homeownership growth last year, adding an incredible 441,000 new homeowner households, the largest annual increase ever recorded.

In today’s market, buyers are adapting by:
• Partnering with co-borrowers or purchasing with multigenerational family members
• Utilizing family financial support to strengthen buying power
• Focusing more on long-term homeownership goals rather than short-term “starter homes”

While some buyers are waiting for rates or prices to shift, others are adjusting their strategy and structure to move forward now.

The reality is, today’s market often rewards creativity, flexibility, and having the right plan in place. There are still opportunities out there for buyers willing to think differently about how they approach the process.

Happy Mother’s Day . You don’t give yourself enough credit for being the amazing mother and parent that you really are. You continue to amaze me with your patience, understanding, and amazing strategies for parenting our child. Plus, there’s nothing wrong with tapping into the Dr Becky Bot every once in a while. I’m glad we’re on this journey together.
