🍂 The fall real estate market has arrived. Here’s the quick version of what’s happening:
🏡 Denver Metro: The market cooled in August. Closed sales dropped sharply from July, but prices barely moved and are sitting right around where they were a year ago.
This isn’t a crashing market. It’s a patient market. Buyers are taking their time, and sellers who price realistically are still finding success.
📍 Boulder County: We’re seeing a similar story. Prices are holding roughly flat, and interestingly, homes are actually selling a little faster than they were this time last year.
📈 The bigger story right now is mortgage rates. Rates climbed to a one-year high heading into September, so if you’ve been sitting on the sidelines waiting for rates to drop further, that wait may be longer than expected.
