April numbers are in and we are on a wild ride! The volatility of the market continues to follow interest rate trends. I have noticed buyers are quick to move when rate go down but just as quick to withdraw when they go up. Contracts are falling out more than I've seen in past years, so yes... write that back up offer! The single family homes market is still more stable than attached homes but again, it all depends on price. The under $1,500,000 market is still moving, that is if it's priced right and buttoned up. The luxury market is moving just at a much slower pace and lower price. With over 5 months of inventory for the attached market we are seeing prices fall around 8%.

As I always tell my clients you need to look at your micro-market. What is happening in your neighborhood and your price point, it is shifting quickly so make sure you have good guidance if you are getting ready to buy or sell.

This month more than any I have had clients come out and ask what is going on in the market. They see homes going in days and homes sitting for months! This is the tail of two markets! Numbers, averages, explanations are not explaining. To simplify, you really do need to look at each house, layout, finishes, lot size, location to determine the price. In Boulder County I am seeing three groups, under $1,500,000 that is having multiple offer situations, $1,500,000-$2,500,000 that's taking a little longer and the buyer has an advantage and the ultra high end that is still activate.

So in a nutshell I'm telling my sellers to really evaluate the market, their comps and make sure you get the price spot on on day 1. Buyers
