What’s truly driving this upward trend isn’t a lack of buyer interest, but rather the tight inventory across our key neighborhoods. The low-6% mortgage rates we’re seeing have brought more stability, creating an environment where prepared buyers are recognizing timely opportunities.

For those focused on the luxury market, it’s worth noting that the >$5M segment remains particularly active: with roughly 488 single-family homes currently listed, about 43 closing each month, and condos moving at an average pace of 20 sales monthly. Overall, there are approximately 4,500 homes on the market, split between high-end listings (about 10% above $5M) and more accessible options (about 10% under $500K). This balance highlights how limited supply continues to support property values.

If current supply levels persist, we can expect ongoing upward pressure on prices.
