The latest 12-month comparison ending July 2026 gives us a good look at where the Rhode Island housing market stands right now:

⬆️ Median Sale Price: +6%
⬆️ Days on Market: +9%
⬇️ Inventory: -7%

So, what does this actually mean?

Rhode Island home values continue to remain strong, while inventory is still tight. At the same time, homes are spending a little longer on the market — which tells us buyers are being more selective and intentional with their decisions.

For sellers:
Low inventory continues to work in your favor, but pricing and presentation matter. Buyers are paying attention, and the homes that are positioned correctly from the start are the ones that stand out.

For buyers:
You may have a little more breathing room and time to make decisions than you did in the height of the market, but with inventory down, desirable and well-priced homes can still be competitive.
