After posting my best-priced listing Sept. 2, it went under contract the next day...so let me try again! As we move into Fall, here’s one of my best-priced listings in Sun City Festival. It’s a great property, especially for snowbirds!

Last month, only 8 listings sold in Sun City Festival compared to 15 in August 2025. That's the lowest monthly total since January of 2024. We are running 10.5% below 2025 sales year-to-date.

In August 20 new listings came on the market, putting us at 61 resale listings as of today. Last Aug. 2 there were only 50 listings in the community. The median home value in Sun City Festival dropped from $487,600 to $486,630, but prices are leveling off. Between Sept. 1 and Dec. 31, 2025, 64 homes were sold in Sun City Festival so there is a reason to be optimistic.

Unfortunately for sellers, the average days between listing and contract moved up from 96 days in July to 104 in August. Cash buyers still dominate the market with interest rates hovering around 6.75% right now. That number is still keeping a lot of potential buyers on the sidelines.

As of May 16, there are 76 existing homes for sale among Sun City Festival's 4,200 completed homes. Seventeen of these homes are on the golf course with prices starting at $469,000. Overall, sales have been good, with 30 homes under contract right now with an average price of about $511,000. Come on out and take a look. I'd be happy to show you some!

Real estate conditions are always local. Take days on the market for example. The latest Zillow survey found that a home's median days on the market ranged from 11 in Hartford, CT to 104 in Miami, FL. Phoenix is right in the middle at 52, but just 30 minutes northwest in Sun City Festival, the number stands at 87. There are a variety of reason for thes differences. 92. That's the number of showing that I have been involved with since March 1. Many have been showings of my listings, and many have been opportunities to show other properties. Bottomline, there are a lot of home buyers looking to make Sun City Festival their home. There are 78 properties listed right now, down from a high of 102 in January.
