After 1,141 home closings in Simi Valley, three things I know now that I didn't know at my hundredth:
1. The market is local. Always. The national headlines almost never match what's happening on a specific street in Simi Valley. Trust the agent who knows the street, not the one quoting CNBC.
2. The first weekend on the market is the whole game. Doesn't matter the year. Doesn't matter the market. Sellers who win the first weekend win the listing. Most agents underestimate this. We never have.
3. The relationship outlasts the transaction. The clients who come back five years later are the ones we worked with hardest the first time. Some of the families I'm working with right now I sold their first home to in 2008.
Twenty years and 1,141 closings has taught me one thing above all others: the work is consistent. The market changes. The clients are different. The approach stays the same. Lead with the human. Follow with the proof. Show up every day, every transaction, exactly the same way.
