After 1,141 home closings in Simi Valley, three things I know now that I didn't know at my hundredth:

1. The market is local. Always. The national headlines almost never match what's happening on a specific street in Simi Valley. Trust the agent who knows the street, not the one quoting CNBC.
2. The first weekend on the market is the whole game. Doesn't matter the year. Doesn't matter the market. Sellers who win the first weekend win the listing. Most agents underestimate this. We never have.
3. The relationship outlasts the transaction. The clients who come back five years later are the ones we worked with hardest the first time. Some of the families I'm working with right now I sold their first home to in 2008.

A house becomes a home in small specific ways. Twenty years of Simi Valley sales has shown us six of them:

1. The marks on the doorframe. Every house we sell to a family with kids has them somewhere. The kitchen door is most common. We tell sellers not to paint over them. New buyers actually love them.
2. The way the kitchen window catches the morning light. Buyers don't ask about it in showings. They notice it on the first Saturday morning they own the place.
3. The neighbor who stops by with a casserole. We can't promise it. But in Simi Valley, more often than not, it happens within the first week.

This one's for you.

Father's Day weekend in Simi Valley has more going on than most people realize. Here's where I'd be:

1. Music in the Park: Wallen Outlaws (Morgan Wallen Tribute). Sat Jun 20, 6:30 PM at Rancho Simi Community Park. Free. Bring chairs, blankets, a picnic, the kids. Local food trucks on site.
2. The 37th Annual Knights of Columbus Chili Cook-Off and Car Show. Sat Jun 20. Classic cars, chili tasting, bounce houses, petting zoo. The kind of family event Simi does best.
3. Father's Day Car Show at Channel Islands Harbor. Sun Jun 21. A short drive west. Classic cars on the harbor, family-friendly, easy parking.
4. A sunrise hike at Rocky Peak or Corriganville. The trails open early. The foothills are at their best in June. Sometimes the best gift is a real one, outside, slow.
5. Worth a mention: Friday Jun 19 is Juneteenth, and the 35th Annual Ventura County Juneteenth Freedom Day Celebration is in Oxnard on Saturday. Worth the short drive if you have the day.

Whatever you do this weekend, be with the people who matter.

Five Simi Valley spots that deserve more love than they get. From twenty years of living here:

1. Corriganville Park. The old movie ranch trails, with the foothills behind you and almost nobody on them most weekday mornings.
2. Strathearn Historical Park. Free. Quiet. Beautiful. Most newcomers don't know it exists.
3. Stone Hearth Coffee. The best morning in Simi Valley, hands down. Local-owned, real coffee, no chain energy.
4. Rancho Tapo Community Park at sunset. The kind of walk where you remember why you live here.
5. The streets you haven't driven yet. Twenty years here and we're still finding favorites. Pick a neighborhood you haven't seen and just drive it slowly on a Sunday.

If you're thinking about moving here, or you've lived here a while and forgot what makes this town great, save this one. Then go visit one this weekend.

Five things sellers in Simi Valley don't realize until they've actually listed:

1. Showings disrupt your life more than you think. Two showings a day during a busy listing means leaving with the dog and the kids for two hours, often at short notice. Plan for it before you list.
2. Photography matters more than staging. Buyers see the photos before they ever see the home. If the photos don't translate, you don't get the showing. The listing agent who hires the right photographer wins.
3. The first weekend is the whole game. About 70% of well-priced Simi Valley homes get their offer within the first 10 days. Miss the first weekend, and you're playing catch-up.
4. Buyer feedback can sting. Read it anyway. "It was smaller than the photos." "The kitchen needs work." That feedback through the first week is information, not insult. It tells you whether the price or the presentation needs adjustment.
5. The agent's job changes every day. Week one is marketing. Week two is negotiation. Week three is inspection. Week four is appraisal and close. The right agent does all four well.

Walk with me. This is what listing day one actually looks like.

Most clients never see this part. By the time the showings start at 10 a.m., we've already done two hours of small invisible work.

→ Last check on lighting (every light on, even closet lights)

→ Last check on scent (no air freshener, just clean and neutral)

→ Pillows fluffed, blinds opened to a specific height

→ Sprinklers off, trash bins moved to the side yard, doormat brushed

After 20 years of selling homes in Simi Valley, three things I tell every first-time buyer that they don't hear from anyone else:

1. The "perfect home" is a myth. The "right next home" is real. Every first-time buyer waits for the perfect home. The buyers who actually buy are the ones who look for the right next home.
2. The fear before closing day is normal. Every single first-time buyer I've ever worked with panics three days before closing. That's not a warning sign. That's the threshold.
3. The mortgage payment feels heavy for about 90 days. Then it feels normal. That first ninety days, you'll feel it. After that, it becomes the routine. I've never, in 20 years, had a client tell me they wish they hadn't bought.
