June is National Homeownership Month. After 20+ years of selling homes in Simi Valley, here are five things owning a home in this town actually builds, beyond the obvious:

1. A fixed monthly cost in a market where rent doesn't stay fixed. Simi rent is up about 22% over the last 5 years. A 30-year mortgage signed today is not.
2. Equity that's slower than the headlines and steadier than the headlines. Year-over-year prices are down a bit. The 5-year window is up significantly. Equity rewards patience.
3. A tax position you can't replicate as a renter. Mortgage interest, property tax (within the SALT cap), and the $250K/$500K capital gains exclusion at sale. Talk to your CPA.
4. Memory in a different currency. We've sold homes where one family lived 30 years. The kids' marks on the doorframe. The garden the wife planted in 2007. That's a kind of equity too.
5. The option to stay. Ownership locks in the chance to age in place, raise kids here, retire here. The renter doesn't always get that choice.

Three things every Simi Valley homeowner should check before the real heat hits. Save this one.

1. Change your AC filter and clear the condenser. Simi's dust gets into everything in June, and a clogged unit works harder for less. Five-minute fix.
2. Check your attic insulation and ventilation. Most Simi homes built in the 90s and early 2000s are under-insulated by today's standards. Worth a look before August.
3. Walk your roof and clear the gutters. Sounds basic. Costs nothing. Saves you from surprises when monsoon weeks hit.

→ Homes going pending in about 27 days

→ Sale-to-list ratio: 98.7%

What that means: the market is settling, not falling. Sellers who price for THIS month (not the one from March) are still getting near-asking. Buyers finally have a beat to breathe and compare two or three homes before committing.

You need five smart, fast moves. Here's what actually works in Simi Valley right now:

1. Refresh the front door. Paint it. New hardware. One good doormat. The first impression is decided before buyers are out of the car.
2. Repaint one room. Not the whole house. One room, usually the living room or main bedroom, in a clean, warm neutral. Photos translate paint better than almost anything else you can do.
3. Pull half the stuff off your counters. Buyers buy the feeling of space. Kitchen and bathroom counters are where you fake it.
4. Wash every window, inside and out. Simi Valley's light is a feature. Let it do the work.
