Just because a home is listed… doesn’t always mean it’s ready to sell.

Last week was a reminder of how much happens behind the scenes in real estate—title work, estate situations, financing details—and when those pieces aren’t fully in place, it can create real risk for buyers.

As much as I love helping my clients secure the home they’ve fallen in love with, my responsibility is to protect them first.

That sometimes means asking hard questions, pushing for clarity, and yes… even walking away when something doesn’t feel right.

A smooth transaction isn’t luck—it’s preparation, transparency, and professionalism on all sides.

And when those things aren’t there, it matters.
