If you’ve been shopping in the $200,000-$300,000 price range lately, you’ve probably seen it:

If you’re not aware, a pre-drywall inspection is critical when buying new construction. There’s a very small window of time to get these inspections done so as not to disturb the builder timeline (which is often included in the contract), but also it’s vital not to miss the window for your buyer client…

It’s been a few weeks since the foundation was poured, so I
took a drive over to one of the properties we’ve got under contract tonight to discover we are Not ready for Pre-Drywall Inspection Scheduling. Lol - not even close.

When I’m walking a distressed property, or walking a property for a buyer client;

I’m not focused on what’s been updated…
and I’m definitely not impressed by fresh paint or quick finishes.

I’m focused on what might be hiding underneath it:

• structure
• moisture and drainage (a big one for our area!)
• electrical and plumbing shortcuts
• red flags related to major systems
• cosmetic fixes covering bigger issues

Because homes don’t usually tell us the full story up front.

There’s a big difference between
what looks like a good deal…
and what actually is one.

These properties can be great opportunities…
but only if you understand what you’re actually looking at.

That’s the part a lot of folks miss.

If you’re considering something like this, it’s worth having someone walk it with you who knows what to look for… before going under contract. 🙃
