If your kids are feeling self-conscious about picture day, show them these dandies.

I’m offering up my school pictures as a public service.

Anybody else have a few school picture gems tucked away?

We’re about 6 weeks since college drop off. Miss my guys but I love watching them do their thing.

Anyone else looking for every little reason to reach out?!?

Circa 2014 - They were a touch too young and my tone could’ve been better, but handing my kids a basket and telling them that they had to do their own laundry was one of my better parenting moves.

Now I find baskets of my laundry that they’ve done for me ❤️ my kids are decent humans 🤗

Still looking for Labor Day weekend plans?

Cuyahoga Valley National Park is an easy road trip from Western PA that feels like a real getaway—waterfalls, beautiful trails and plenty to explore without spending your whole weekend in the car.

Who’s getting outside this weekend?

Three weeks. That’s all it took.

Between a hiking trip to Colorado and getting my kids ready for college, I neglected the gardens for about three weeks…and now this is stressing me out.

That’s why, when a buyer tells me they want a house with more property, I have questions. Have they owned property before? What are they hoping to get from having more land? And just as important — how much time do they actually want to spend taking care of it?

I only have a little over an acre, but it keeps me on my toes. More land means more privacy, more space…and definitely more work.

So which would you choose — MORE property or LESS maintenance?

Heading into the weekend, this feels like a good reminder: where you live should support how you want to live.

For me, that means trails, live music, being outside, good places to explore — and apparently a yard that belongs mostly to the dogs.

When I’m helping someone move, I want to know more than bedrooms, bathrooms and price. I want to know what you want your life outside those four walls to look like.

The house matters. The life you get to live around it matters too.

What’s one thing you’d want close to your next home?

Home sale contingencies are back — and yes, they can work.

They take cooperation, communication between agents, realistic expectations and a solid plan to keep both transactions moving.

If selling your current home is the thing keeping you from making your next move, it may not be the roadblock you think it is.

One of my favorite parts of real estate is finding the little things in houses that you just don’t see anymore.

A mail slot right into the house. A built-in ironing board. A pencil sharpener. An old-school doorbell. And of course, the laundry chute.

Some of these need to make a comeback.

Which one would you keep?
