A seller’s market doesn’t mean every home sells overnight.

That’s something I think can get lost when we talk about real estate markets. We hear “seller’s market” and it’s easy to picture every house going under contract immediately with buyers lined up at the door. But every property still has its own story.

Price matters. Condition matters. Location matters. And maybe most importantly, lifestyle matters.

A home tucked away in a quiet community may be exactly what one buyer has been searching for, while another wants to be five minutes from shopping and restaurants. A large yard can be a dream to one person and weekend work to someone else.

That doesn’t make one home better than another. It just means some homes have a more specific buyer. And sometimes finding that buyer takes a little patience—even in a strong seller’s market.

After years of working in real estate, I’m still reminded that there really isn’t a formula for matching people with homes. Statistics can tell us a lot about the market, but they can’t tell us when the right person is going to walk through the right front door and immediately know.

Sometimes real estate is numbers. And sometimes it’s simply, “This feels like home.” 🏡

I’ve been in the title business for a long time, and there’s one question I still hear pretty regularly: “What exactly does a title company do?”

It’s a fair question. When you’re buying a home, there are a lot of people involved, and sometimes it’s hard to know who is responsible for what.

In simple terms, our job is to make sure that when you buy a property, you can actually own it free and clear. We research the property’s history, look for liens, unpaid taxes, ownership disputes and other issues that could cause problems later. We work with your lender, real estate agent and everyone else involved to make sure the details come together for closing.

And then there’s the part most people know us for: the closing table.

By the time you’re sitting across from us signing documents, a lot of work has already happened behind the scenes. Our goal is to make that last part as comfortable and understandable as possible. Buying a home is exciting enough without feeling like you need a law degree to understand what you’re signing.

So please ask questions. There really is no such thing as a silly one, especially when it involves one of the biggest purchases you’ll ever make.

I have been in this business long enough to know that buying a home is rarely “just a transaction.”

It is a first home. A fresh start. A bigger house because the family grew. A smaller house because the kids finally left. (Although somehow their belongings did not.)

Sometimes it is exciting. Sometimes it is bittersweet. And sometimes it is a little bit of both.

Those of us who work in real estate and settlement services see the paperwork, deadlines, inspections, numbers, and signatures. But behind every file is someone making a pretty significant life change, and that is something I try never to forget.

After all, people may not remember every document they signed at the closing table, but they will remember how they felt when someone handed them the keys.
