Wanted to share this and I do pray that Veterans will call this number and that they know that Americans do love you and care about you!

I’m not looking for personal opinions. It’s either you do it or you don’t.

**⚠️ REAL ESTATE FRAUD WARNING ⚠️**

I recently experienced something that I want to share because it could happen to any Realtor, buyer, seller, or property owner.

I was contacted by people claiming to own a piece of property and wanting to sell it. After further investigation, it was discovered that they were **not the true owners of the property**. They were attempting to impersonate the real owners.

This type of fraud is becoming more common, especially with **vacant land, absentee owners, rental properties, and properties where the true owner lives somewhere else**. Criminals can find names, property addresses, tax information, and legal descriptions through public records, which can make them appear legitimate.

Some warning signs include:

* Someone who only wants to communicate by text or email
* Refusing to meet in person or by video call
* Wanting to sell quickly or below market value
* Vacant land owned by someone living out of the area
* Information that does not match public records
* Pressure to rush the transaction or closing

As a Realtor, I will be taking additional steps to independently verify ownership and identity before accepting certain listings. A little extra verification is worth it if it protects the true property owner, buyers, Realtors, and everyone involved in the transaction.

**Property owners: * If someone contacts you claiming to be a Realtor, title company, or buyer, verify who you are dealing with before providing personal information or signing anything.
