Season is here and so is the shift in our real estate market.

📍 18,777 active listings — the first bump in inventory in months
📉 1,290 price reductions in the last 7 days
⏳ 7.2 months of supply in Lee County / 7.8 in Collier
📆 Days on market continue to climb
🏦 Fed rate cut = slightly better borrowing conditions
🏗️ Builders are offering major year-end incentives
🏡 Home prices dipped 1–2% Y/Y
✈️ Tourism is strong. Buyers are active — but selective.

What this means:
• Buyers have more negotiating power right now
• Sellers will face more competition once full season hits in January
