The 4th Quarter is here, and it’s starting with opportunity. 🍂 The leaves are falling, the temperature’s falling, the sun’s setting earlier behind the mountains — but the one thing NOT falling is mortgage rates.

After months of drifting, rates finally moved in September, and the 30-year fixed is now sitting around 7.5%. Meanwhile inventory has held steady at just over 13,000 listings, the average Denver-area home is just over $700,000 (only 1.5% above last year), and September closings came in 21.3% below last September. That puts us at just under 5 months of inventory.

Here’s the thing: the real opportunities in this market don’t depend on rates dropping or prices jumping. They belong to the buyers and sellers who pay attention to where the market is going — and have the right Realtor in their corner. Buyers have better negotiating power right now, and sellers have less competition if they prep their home well and come ready to compete.

Summer's winding down, the kids are back in school, Labor Day's behind us — and most people assume the real estate market is coasting downhill for the year. But something unexpected is happening: buyers are coming back, and priced-right homes are seeing more showings and more offers. 🍂

Good market or bad? Hot or cold? Buyer's or seller's? This year the answer is honestly "yes." Closed sales dropped 19% from last month, yet inventory held almost perfectly flat at just over 13,000 and average prices barely moved. The real story is in the details: detached homes are selling in 42 days with prices up 1.7% year over year, while condos and townhomes are averaging 62 days with prices down over 4%. Two very different markets under one roof.

Our job is to understand your specific situation and give you the best advice for it — because selling a condo is a very different game than selling a single-family home right now.

Here's the headline: the Fall Market is usually the second busiest season of the year, and the window between now and Thanksgiving is a great time to make a move.

Denver just cracked the Top 5 U.S. markets for aggressive seller price cuts — and the August numbers are worth a look. 📊

Through July, more than half of Denver Metro listings (50.9%) have taken a price cut, and prices are now down 14.1% from the June 2022 peak. But here's the part most people miss: homes that were priced right sold in just 6 days at 99.6% of asking. The ones that needed a cut? 54 days on market and 92.8% of original asking. Pricing right the first time is everything right now.

There's real opportunity on both sides. Sellers who come to market sharp are still winning fast. And buyers — if you're hunting for a deal, take a second look at the homes that have been sitting. About 62.8% of closings even included the seller helping with buyer closing costs.
