Apparently, 7410 Boysenberry likes to keep things interesting. 😂 This is contract #3, and both previous contracts fell apart because of one thing: the solar panels. ☀️
Buyer #1 decided they didn’t understand the solar process and terminated.
Buyer #2 was fine with the sellers paying off the solar lease…but wanted the panels REMOVED. 🤦‍♀️😂
Ummm…if someone just paid off your solar lease, why would you take the panels off?! 😂
So here we are again! Hopefully, our third buyer understands—and appreciates—all the benefits those solar panels have to offer.

When you want your forever home, you don’t settle—you keep looking until you find it!
My buyer relocated from Washington to escape the cold and has been living in a hotel with her three little dogs while we searched. We looked at about 10 homes a day for a week! 😂
We started with a cash budget, but after seeing the condition of some homes, we adjusted our price point. Then we found THE ONE—and it was outside our cash range.
My favorite lender got her qualified within hours, we put together the right offer, and…
ACCEPTED! No counter. No drama. 🎉
She came to Texas for warmer weather. She just may not have realized how warm “warmer” was! 😂🔥

🎉 SOLD! 802 Rock Canyon! 🎉
After nearly a year and a half, countless showings, very demanding buyers, foundation work, a fresh coat of paint, and—because apparently that wasn’t enough—an unexpected flooring replacement… WE DID IT! 😂🙌
This one was definitely an emotional journey. We even turned to Facebook for a little color consultation because my sellers loved the original colors, but apparently the buyers had other opinions. 😂
So we refreshed the inside and outside, tackled the foundation, and accidentally ended up with new flooring, too. And then… it went under contract! 🎉
Sometimes it really does just take the right buyer to see what a home has to offer.
And this one had A LOT to offer: 3,370 SF, over half an acre, mature landscaping, a creek behind the property, and plenty of room to spread out. 🌳🏡
My sellers hung in there through ALL the twists and turns, and I’m so happy we finally got this one across the finish line!
Selling a home isn’t always about doing the same thing over and over. Sometimes it takes looking at the feedback, trying something different, and being willing to think outside the box. Experience matters, persistence matters, and sometimes…you just have to keep going. 😉
