CLOSED ✨

This one came with a few twists and turns along the way, which made getting to the closing table that much sweeter. From making sure we had the right team in place, to losing out in a multiple offer situation and coming back with a winning strategy to land something better, to negotiating repairs, a new roof, and thousands saved in closing costs, every step was worth it for these two.

What I appreciated most about this transaction was that even through the challenges, everyone stayed kind, collaborative, and solution-focused throughout the process. By closing day, the seller had a thoughtful gift waiting for my buyers, neighbors across the street were congratulating them as we snapped sold sign photos, and it just felt like exactly where they were meant to land.

The focus is on what truly matters: safety, structural, health, and major mechanicals.

Inspectors typically highlight these in a summary report, which gives us a clear place to start. From there, we’ll talk through what’s important to you, gather quotes, and look at contractor availability.

Then we build a strategy, whether that’s requesting repairs prior to closing or negotiating a credit so you can hire a contractor of your choice.

For sellers, there can be value in proactively inspecting certain systems to position your home more competitively and avoid surprises.
For buyers, it’s important to think through which inspections to include upfront. Trying to add them later is not always an option.

The goal is to protect you, advocate for what matters, and keep the deal moving forward.
