This home in Tuscawilla needed extensive renovations, and finding the right buyer wasn’t going to be easy.

The longtime owners were ready for a change. Maintaining a large home had become increasingly difficult, and they wanted something smaller, newer, and easier to manage.

Then we found the perfect match.

A local general contractor saw the potential in the property and wanted to renovate it into a home for himself and his family.

🇺🇸 Er det egentlig et dårlig tidspunkt å kjøpe feriebolig i Florida nå?

Det spørsmålet får jeg ganske ofte – og svaret er ikke nødvendigvis ja eller nei.

Markedet for ferieboliger rundt Orlando er betydelig roligere enn det var for noen år siden. Det ligger flere boliger ute for salg, kjøperne har flere alternativer, og enkelte selgere har måttet redusere prisene flere ganger før de får solgt.

For en selger kan det være frustrerende.

Men for en kjøper betyr det også noe vi ikke har sett like mye av på lenge:

✔️ Større utvalg
✔️ Mindre press om å bestemme seg umiddelbart
✔️ Bedre forhandlingsmuligheter
✔️ Mulighet til å være mer kresen på beliggenhet, standard og utleiepotensial

Det betyr ikke at alle boliger er gode kjøp. Langt ifra.

HOA-kostnader har økt mange steder, forsikring er dyrere, og dersom boligen skal leies ut må man være realistisk på både inntekter og kostnader. Det er viktigere enn noen gang å regne på hele bildet – ikke bare se på kjøpesummen.

Not every transaction is an easy one.

This property presented its share of challenges along the way, including a changing property condition, significant repairs needed, and a special assessment introduced by the HOA during the listing period.

But challenging properties still need the right buyer.

Remember the Hunters Creek purchase we recently shared? This was part two of the move.

After helping our clients purchase their new home for $965,000 using a bridge loan, the clock was ticking—we had 120 days to sell their existing home.

This wasn’t the easiest property to price. The home included an ADU/efficiency/in-law suite, making the appraisal and comparable sales more complex than a typical single-family home.

The result:

✅ Well within the 120-day bridge loan deadline

This purchase was just the first half of a carefully planned move. We first secured their new home, then focused on selling their existing property within a specific timeline and price target.

Successfully closed on June 24 for $290,000.

This sale began long before the property ever hit the market. Four family members in Norway inherited this home, and I had the privilege of helping guide them through the entire process—from connecting them with a Florida probate attorney to navigating the probate process, preparing the home for sale, and seeing it through to closing.

The property received 8 showings, 4 offers, and sold in just 3 days for $11,000 over asking price.

I also represented the buyer, allowing us to coordinate a smooth transaction from both sides. By having the buyer qualify for the FIRPTA Withholding Exemption, the sellers were able to avoid the FIRPTA withholding process altogether.

Every transaction is different, and it’s rewarding to help clients through some of life’s more complicated situations.

Through negotiations, the final sale price was increased from the original $370,000 offer to $404,500, while also managing FIRPTA requirements and coordinating a smooth closing process.
