Not every transaction is an easy one.

Remember the Hunters Creek purchase we recently shared? This was part two of the move.

After helping our clients purchase their new home for $965,000 using a bridge loan, the clock was ticking—we had 120 days to sell their existing home.

This wasn’t the easiest property to price. The home included an ADU/efficiency/in-law suite, making the appraisal and comparable sales more complex than a typical single-family home.

The result:

✅ Well within the 120-day bridge loan deadline

This purchase was just the first half of a carefully planned move. We first secured their new home, then focused on selling their existing property within a specific timeline and price target.

This sale began long before the property ever hit the market. Four family members in Norway inherited this home, and I had the privilege of helping guide them through the entire process—from connecting them with a Florida probate attorney to navigating the probate process, preparing the home for sale, and seeing it through to closing.

The property received 8 showings, 4 offers, and sold in just 3 days for $11,000 over asking price.

I also represented the buyer, allowing us to coordinate a smooth transaction from both sides. By having the buyer qualify for the FIRPTA Withholding Exemption, the sellers were able to avoid the FIRPTA withholding process altogether.

Represented the seller in an international transaction involving Norwegian sellers and Brazilian buyers.
