Here's an insider tip: the "best deal" right now isn't necessarily the cheapest house — it's the house where you have the most leverage. Here's where that's showing up in today's market. 🔍

Move-up and luxury homes ($550K+) are where buyers currently have the most negotiating room. With more inventory and fewer bidding wars in this range, sellers are more open to price flexibility, covering closing costs, or making repairs before closing.

Homes that have sat 45-60+ days are also worth a second look. Sometimes it's overpricing, sometimes it just needs fresh paint or a little TLC — either way, longer days-on-market often means a motivated seller and room to negotiate.

Entry-level homes under $550K, on the other hand, are still moving fast — often in 10 days or less — so those require quick, decisive action and a strong pre-approval in hand.

The question I get asked the most these days: "Should I buy now, or wait? Should I sell now, or hold off?" Honestly — the answer is a little of both, and it depends on your goals. 👇

For sellers: Farmington and South Davis homes are still commanding a premium thanks to our schools and location. Well-priced, well-presented homes are still selling quickly, and you're benefiting from real, sustained appreciation rather than the frenzy (and post-frenzy hangover) of a few years back.

For buyers: The extreme seller's-market conditions of 2020-2022 have cooled. Days on market have stretched out, price reductions are more common, and you're facing fewer bidding wars — which means more room to negotiate, ask for repairs, and include contingencies. Mortgage rates are hovering in the mid-6% range right now, which is pricier than a few years ago, but as the saying goes: "marry the house, date the rate." You can always refinance later — you can't always find the right home twice.

So — good time to buy? If you're financially ready and planning to stay put for a few years, yes. Good time to sell? If your home is priced right for today's market, also yes.

As of this summer, the average home value in Farmington sits around $697,669 — up about 3.3% over the past year. Across Davis County as a whole, we're seeing more modest, healthy appreciation of roughly 3-5% annually, which is a nice change of pace from the wild swings of a few years ago.

Inventory is loosening up too — active listings across the county are up 20-30% compared to 2024. That said, entry-level homes are still moving fast (well-priced homes under $550K are often under contract in 10 days or less), while homes in the $550K-$750K range and above are giving buyers a little more breathing room to negotiate.
