Here’s how to do it the smart way 👇

✅ 1. Talk to a lender first
(not Zillow 😅)
A true pre approval means a lender has reviewed your finances, not just estimated what you might afford.

✅ 2. Get your documents ready
Most lenders will ask for:
📄 Pay stubs
📄 W 2s and tax returns
📄 Bank statements
📄 ID and proof of employment

In 2026, buyers don’t start with your list price.
They start with the monthly payment.

That one number determines whether they tour your home, skip it, or negotiate hard.

This is why DC sellers can’t price like it’s 2022 anymore. Buyers are cautious and rate focused.
In parts of Virginia, some sellers can still push price, but only if the payment makes sense.
