August 2026 Charleston Area Market Update

The latest numbers are in, and the Charleston-area real estate market continues to move differently depending on the location.

Here are a few key takeaways:

- Mount Pleasant remained the highest-priced major market, holding steady at a median sale price of $920,000.

- Charleston County increased nearly 5%, reaching a median sale price of $662,000.

- Goose Creek recorded the largest monthly increase, rising approximately 10.8% to $343,500.

- Summerville remained relatively stable, declining just 1.2% to a median of $404,900.

- Moncks Corner experienced the largest decline among the selected cities, falling 4.1% to $359,685.

Meanwhile, Berkeley County remained above the $400,000 mark with a median of $409,990, while Dorchester County returned to $385,000.

The biggest takeaway? There isn’t just one “Charleston market.” Each city, county, neighborhood and price point can tell a different story which is why local data and the right strategy matter.
