Charlotte sellers: overpricing your home is still the #1 reason listings sit on the market.
Recently, I met with a homeowner who believed their house should be listed around $850,000.
But when we looked at the market data together, the numbers were pointing closer to $740,000.
I could have easily agreed and taken the listing.
But that would’ve been the easy route and easy pricing strategies usually lead to price reductions later.
Instead, I spent time walking them through:
📍 recent comparable sales in Charlotte
📍 how long homes are actually staying on the market
📍 what buyers are realistically paying right now
📍 why overpricing causes listings to go stale
In the end, they decided to list with another agent at the higher price.
And that’s okay.
Because my job isn’t just to win the listing,
it’s to help sellers make smart decisions.
The reality is simple:
