Today, we pause to reflect on Juneteenth, a celebration of freedom and a reminder of the work that still lies ahead. We must continue to move forward with awareness, empathy, and purpose.

Another seller closing to celebrate 🎉

This one started two years ago.

I met these clients while hosting an open house in their neighborhood. They stopped by, we got to talking, and they asked if I could come take a look at their home afterward to discuss what selling *could* look like for them. As luck would have it, I had time to swing by that same day.

They had done an incredible job with their home. Truly one of those houses where you walk in and immediately know people have loved living there.

But timing matters.

At the time, they were just weeks away from welcoming their second baby, and after talking everything through, they decided it simply wasn’t the right season to make a move yet.

And honestly? I respected that completely.

Right or wrong from a “sales” perspective, I’m never going to pressure someone into buying or selling if the timing or situation doesn’t feel right for their family. Real estate is important, but so is life. So while we stayed in touch over the years, it was never with pressure attached… just a “hey, I’m here when you’re ready” kind of relationship while I continued doing my thing with other clients and making time for my own kiddo too.

So I was genuinely excited when they reached back out nearly two years later and said they were ready to tackle the prep homework and get this thing on the market.

And this one surprised me a little.

It’s a fantastic home with stunning features in a gem of a Waxhaw neighborhood. Two years ago, another listing I had in the neighborhood had multiple offers opening weekend. But the 2026 market is a very different animal, even when pricing, prep, positioning and promotion are all on point.

One of the biggest conversations I’m having with sellers right now is about patience. Buyers are absolutely still out there, but they are not moving with urgency. A properly priced home does not automatically mean instant offers anymore. It means strategy, strong marketing, smart negotiation, and sometimes simply allowing the right buyer enough time to find their way to the house.

This one hit that mark.

After 39 days on market, which was still faster than comparable homes nearby, the right buyer came along. And today my clients officially closed on the sale of their home 🏡

I love getting to watch clients accomplish one goal so they can move forward into whatever the next chapter looks like for them.

Congratulations to my sellers, and congratulations to the buyers getting a truly beautiful home.

Some home searches are about space.
Some are about finding the place your life finally gets to grow 🌱

These buyers found me in a way that’s been becoming more common lately… researching who they wanted guiding them through buying their first home inside the city of Charlotte. And from the beginning, they knew they wanted more than just a house.

Their home needs were actually modest, but after years of apartment living and renting, they were ready for roots. Literally.

A backyard for a new gardening hobby sat high on their wish list, alongside destination neighborhoods, character, and access to the energy that makes Charlotte feel like home.

They had been renting in Plaza Midwood and drawn to well known favorite areas around 28205… Oakhurst, NoDa, Belmont, Elizabeth, and they were open to exploring other nearby pockets they may not have discovered yet after only living in Charlotte for about a year.

There was one adorable house they loved early on. Killer location. Tons of charm. Obvious damage in a bathroom due to a long-term unmitigated leak. Multiple offers. They came very close.

But part of my job is helping buyers see beyond the emotions of “winning” a house. The level of visible (and not visible) bathroom damage was a real wildcard. While I’ll absolutely help clients compete aggressively when it makes sense, I’m never going to encourage someone to stretch past a risk level I wouldn’t feel good about myself. They were comfortable losing out on that one.

Then this house came along.

And this time, I could fully unleash every bit of my multiple-offer strategy advice with confidence. Because they needed it here too.

Still competitive. Still strategic. But with far less risk and far more peace of mind.

Last week they officially closed on their very first home… right here in 28205 🏡

A home with the backyard they dreamed about, space to start their long-awaited garden hobby, and a place that already feels like theirs.

And selfishly? I love that this is now one more house I get to smile at while taking my far-too-frequent Starbucks back route through the neighborhood.

Congratulations to two incredibly thoughtful buyers who trusted me through every step of the process. Charlotte is lucky to have you here 🌿

- Prices are still rising

This is not a crash. It is a shift.
