If you're thinking about 𝗯𝘂𝘆𝗶𝗻𝗴 𝗮 𝗵𝗼𝗺𝗲 𝗶𝗻 𝗗𝘂𝗿𝗵𝗮𝗺, 𝗡𝗖, August deserves a closer look. 🏡

Not because August magically makes homes cheaper — but because late summer can create something buyers should pay attention to:

𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲.

As homes spend more time on the market, some sellers may become more open to conversations about price, repairs, closing costs, or other terms.

And that's why I don't look at a listing and see only the asking price.

When helping a buyer navigate the 𝗗𝘂𝗿𝗵𝗮𝗺, 𝗡𝗖 𝗵𝗼𝘂𝘀𝗶𝗻𝗴 𝗺𝗮𝗿𝗸𝗲𝘁, I'm also looking at:

• Days on market
• Price-reduction history
• Comparable recent sales
• Property condition
• Buyer competition
• Where there may be room to negotiate

A home that's been listed for 3 days with multiple interested buyers is a very different negotiation from one that's been sitting for 30, 50, or 60+ days.

That doesn't automatically make the second home a bargain — or even a good buy.

𝗜𝘁 𝗺𝗮𝗸𝗲𝘀 𝗶𝘁 𝘄𝗼𝗿𝘁𝗵 𝗶𝗻𝘃𝗲𝘀𝘁𝗶𝗴𝗮𝘁𝗶𝗻𝗴.

And if you're a f𝗶𝗿𝘀𝘁-𝘁𝗶𝗺𝗲 𝗵𝗼𝗺𝗲 𝗯𝘂𝘆𝗲𝗿 𝗶𝗻 𝗗𝘂𝗿𝗵𝗮𝗺, 𝗡𝗖, this is especially important. The asking price isn't the only thing you should be evaluating.

So instead of asking:

“𝘐𝘀 𝘼𝙪𝙜𝙪𝙨𝙩 𝙖 𝙜𝙤𝙤𝙙 𝙩𝙞𝙢𝙚 𝙩𝙤 𝙗𝙪𝙮 𝙖 𝙝𝙤𝙪𝙨𝙚 𝙞𝙣 𝘿𝙪𝙧𝙝𝙖𝙢?”

Ask:

“𝙒𝙝𝙚𝙧𝙚 𝙙𝙤 𝙄 𝙝𝙖𝙫𝙚 𝙣𝙚𝙜𝙤𝙩𝙞𝙖𝙩𝙞𝙣𝙜 𝙡𝙚𝙫𝙚𝙧𝙖𝙜𝙚 𝙞𝙣 𝙩𝙝𝙚 𝘿𝙪𝙧𝙝𝙖𝙢 𝙢𝙖𝙧𝙠𝙚𝙩 𝙧𝙞𝙜𝙝𝙩 𝙣𝙤𝙬?”

One of the biggest misconceptions I hear from first-time buyers is:

"We're waiting until we save a 20% down payment."

Here's the thing...

Every buyer's financial situation is different, and there isn't one answer that applies to everyone.

That's why I always encourage people to ask questions before making assumptions.

I’m not here to tell you that renting is always the wrong choice.

For some people, it absolutely makes sense.

But I do think it's worth asking yourself one question...
