📈 Inventory is up — Charlotte has about 6,015 active listings, giving buyers more choices than last year.
💲 Prices are softening slightly — the median listing price is around $439,469, while the median sold price is about $435,500.
⏳ Homes are taking longer to sell — around 57–61 days on market, which may give buyers more time to compare and negotiate.
🏷️ Price reductions are becoming more common — more than 26% of listings recently had a price cut.
🔑 Buyers may have more leverage — but the amount of negotiating power still depends on the area, price range, and property.
Bottom line? Charlotte is becoming a more balanced, negotiation-friendly market. Buyers have more options, while sellers need to be especially strategic with pricing and presentation.
