🏡 Under Contract in Ruckersville! 🎉

Some home searches move at a leisurely pace, and others require quick decisions, flexibility, and a willingness to see potential where others might not. This one was definitely the latter.

My client found himself working within a tight timeline, and together we looked at a variety of properties, submitted offers, and explored creative possibilities along the way. One thing I learned quickly is that he isn’t afraid of a little hard work. He has a great eye for seeing what a property can become and enjoys putting his own sweat equity into making a house truly his own.

After a fast-paced search and a few near misses, we were finally able to secure a property in Ruckersville that checks the right boxes and offers plenty of opportunity for his vision to come to life.

While this may only be a 3–5 year chapter for him, it was fun talking through ideas, possibilities, and future improvements as we searched for the right fit. I can’t wait to see the transformation over the coming years and watch this property become exactly what he envisions.

Some home searches leave a lasting impression, and this one certainly did. 💙🧡

Late last week, we closed on a beautiful property in Nelson County for a wonderful family relocating back to the area. While finding the right home was the goal, the journey there became so much more.

Some of my favorite memories from this search weren’t even the home tours—they were our coffee dates at the Nelson County Community Center, lunches together, and the conversations in between. We spent months exploring properties from Fort Defiance to Afton, but somewhere along the way, this family stopped feeling like clients and started feeling like friends.

I had the privilege of getting to know their entire family, hear their story, and build a special connection with them and their adult child. Before long, our meetings became something we all genuinely looked forward to. In fact, there was a small part of me that almost didn’t want the search to end because I enjoyed our time together so much.

I’m beyond excited that they found their perfect place at 164 Sunnyside Lane and are settling into beautiful Nelson County with their horses, animals, and dreams for the future. I can’t wait to watch their family become part of this community, especially seeing their talented soccer player get plugged into what I believe is such a special soccer community here.

This closing feels less like a goodbye and more like the beginning of a friendship, and I know we’ll stay in touch for years to come.
