🍂 TWO RATIFIED IN RUCKERSVILLE! 🏡🏡
What a great way to head into the fall market — both 612 London Court and 115 Doe Drive N. are officially UNDER CONTRACT!
These two homes are such great examples of why every listing — and every seller’s journey — is different.

This beautiful Ruckersville property offered wonderful one-level living, generous square footage, beautiful outdoor spaces and a home that had clearly been cared for.
This one took longer than any of us originally anticipated, which makes this ratification especially meaningful.
My sellers worked incredibly hard. They listened, adjusted when we needed to adjust, continued to maintain and beautifully present their home and, most importantly, never gave up hope and never stopped trusting the plan.
There were plenty of moments when this market required patience, but they trusted my experience, stayed the course and allowed me to continue doing everything I could to get their home in front of the right buyer.
Seeing that RATIFIED contract come through was incredibly exciting. ❤️

This one has an entirely different story — and it is one I am especially proud of.
My sellers originally listed their home with an agent who was not local to our area. They had been told that so much of real estate happens behind a computer today that having someone local wouldn’t necessarily make a difference.
After the home sat on the market, they reached out to me.
We started over.
We reevaluated the price point, walked through the property together, identified the improvements and maintenance items I believed would help with resale, repositioned the home and brought it back to market with a new plan.
But representation didn’t stop when the listing went live.
I was at this house week after week — checking on it after storms, watering plants, helping coordinate maintenance items, making sure everything was where it needed to be and checking that the home was in show-ready condition before buyers walked through the door.
Sixteen days later, we are under contract. 🙌
There truly is something to be said for having a local agent who knows the market, knows the area and can physically be there when something needs attention.
Real estate absolutely involves technology, marketing and a lot of work behind a computer — but sometimes it also means showing up.
And I believe both matter.
🍂 The fall market is upon us, and this market looks different than what many buyers and sellers became accustomed to over the last several years.
Buyers are being thoughtful.
They’re doing their inspections.
They’re asking more questions.
They’re taking their time.
Sellers need to prepare well, price strategically, maintain their homes throughout the listing period and sometimes exercise a little more patience.
That is exactly why experience and representation matter more than ever.
Homes are still selling. Buyers are still buying. Sellers are still moving forward.
The difference is having an experienced agent who knows how to navigate the preparation, pricing, inspections, negotiations and all of the little things that happen between FOR SALE and RATIFIED.
I am incredibly excited for both sets of sellers and so grateful they trusted me to guide them through the process.
