U.S. Builder Sentiment Hits 12-Month Low
Builder confidence has reached its lowest point in a year, with the latest late-Q3 index dropping 3 points to 32. Sales conditions are also feeling the pressure, slipping to 35, and expectations for the next six months have edged down to 37. While prospective buyer traffic remains at 23, we're seeing notable shifts in builder strategies: 38% of builders across the country have reduced prices, and two-thirds are offering incentives—up from 63% earlier in the quarter. Mortgage applications for new-home purchases have now declined for a fifth straight month as average 30-year rates stay in the high-6% range. Larger builders are responding by paying for mortgage rate buydowns, allowing buyers to access below-market rates and keeping sales active without relying solely on price cuts. With 30-year rates hovering near 7% and forecasts suggesting they'll remain elevated through 2027, understanding these market dynamics is key—especially for those making decisions in markets like Apple Valley, Minnesota, or Florida. As someone who’s guided clients through many market cycles, I continue to believe that a personalized, well-informed approach is essential for both buyers and sellers navigating these shifts.
