Let’s talk for a moment about “investors”.

A Case study:
This home in the Canyons sold SIGNIFICANTLY below market value for $400,000 recently.
It’s now being resold within a week or two of closing for $100,000 more.

While I understand an owner may have fallen on desperate times, which clearly seems to be the case here, I can’t help but wonder if the owner knew they were leaving over 100k equity on the table. What could they have done with THAT kind of money that would improve their lives?

I can already hear some of the comments coming my way, but the reality is this- that equity was given up and now someone else is profiting 100k.

Take a page from my book of hard learnings:
I bought my Florida home in 2004 for $125,000. Made all kinds of improvements and forced equity. The improvements I made are still in place. I lost it to bankruptcy in 2009.

Last year it sold for $605,000.
Imagine making almost half a million for owning a home for a few decades!

We need to get back to envisioning real estate as a LONG term investment, roofs over our heads, and ways to create generational wealth if that applies to you.

229 Oleander Dr, Panama City Beach FL, is a Single Family home that contains 1430 sq ft and was built in 1972.It contains 3 bedrooms and 2 bathrooms.This home last sold for $605,000 in May 2025. The Zestimate for this Single Family is $592,900.The Rent Zestimate for this Single Family is $2,984/mo.

🎉 Great housing news! Congress has passed bipartisan legislation—the 21st Century ROAD to Housing Act—that will increase the supply of homes and improve affordability nationwide.

It represents the most significant federal effort in decades to boost housing supply, and includes provisions that will:

✔️ Expand the use of modern manufactured homes—which offer comparable finishes and safety features to standard site-built homes while selling for a fraction of the price.

✔️ Make it easier to develop small apartment buildings with a single stairway—which are just as safe as those with two stairways but make it easier and cheaper to add housing on smaller lots.

✔️ Support the use of preapproved building plans by states and cities—a tactic that reduces permitting delays and lowers costs for developers and residents.

✔️ Incentivize and support state and local efforts to modernize zoning, land-use, and permitting rules that unnecessarily increase housing costs and delay construction.

✔️ Examine and aim to remove barriers to expanding access to small mortgages—typically under $150,000.

The data is beginning to show what many agents have been telling their sellers in the last year:
Price right from the beginning, not aspirationally.

A new Realtor.com survey finds 83% of sellers expect to get their asking price or higher, yet 39% anticipate needing to cut prices or offer concessions, up sharply from 30% a year ago.

"Pricing realistically from the start typically leads to faster sales, lower carrying costs, and stronger initial buyer demand, which put the seller in a better negotiating position and often result in a higher net outcome," says Denver agent Michelle Schwinghammer.

With three-quarters of sellers hoping to close within four months, the message for agents is clear: use this data to set realistic expectations early.
