The biggest mistake I see sellers make is skipping the preparation stage. Homes that are cleaned, decluttered, and lightly staged sell faster and for more money. According to the National Association of Realtors, staged homes sell for a median of 1% to 5% more than unstaged homes. On a $600,000 home, that is $6,000 to $30,000. Most of what makes a home show well costs very little. It is time, not money, that separates a home that sits from a home that sells.
