Another one across the finish line.

On Friday, we closed the sale of an 8,400 SF freestanding retail building on Route 130 in Edgewater Park NJ.

This one tested everyone's patience a little. The property had been on the market for some time, and the closing was pushed back more than once , which is usually the point where confidence is replaced by crossed fingers.

But strong real estate on a corridor carrying 50,000+ cars per day tends to find its moment eventually.

Deals like this are a reminder that commercial real estate is rarely a straight line. Sometimes the hardest part of the transaction is simply continuing to believe it's still going to happen.

We've had the privilege of working with this ownership group for many years, which made getting this one to the closing table especially rewarding.

Route 130 continues to prove that visibility, traffic counts, and patience still matter.

On to the next one.

When Rite Aid filed and hundreds of stores hit the market at once, this was one of them.

217 Sunset Rd., Willingboro NJ - 10,072 SF, sat vacant since July 2025.

A few months of negotiations later, it's now leased long term to an established beauty supply operator with a local footprint.

We were the only broker on the deal.

Not every space is plug and play.

The prior tenant built it out for their use, not the next one. In this case, a heavy office layout in a retail location made it a little harder to lease.

Sometimes you do find the needle in the haystack! This space will be used as a Workforce Development office.

Proud to have represented the landlord on this one, and to have worked with them for many years. The tenant was not represented by a broker.

AutoZone is coming to 498 Beverly-Rancocas Rd., Willingboro, NJ

After 2 +/- years on the market, the former Blink Fitness 11,000 SF end-cap at 498 Beverly-Rancocas Road has been leased to AutoZone, with construction to begin in the very near future.

This was a challenging space. It's unconventional size and Dollar General exclusives ruled out many otherwise logical tenants, significantly narrowing the field. Add permitting and approvals to the mix, and this one required patience.

AutoZone is a strong fit here since there is great visibility, easy access, and a use that aligns well with the surrounding trade area.

2025 kept the entire commercial real estate world on its toes, and Feinberg & McBurney was no exception. Some days felt like a marathon, some a sitcom and a few like a reality show episode we def didn't sign up for. 😅

Even with a challenging market we celebrated some big wins this year including a shopping center sale (Medford) and 2 restaurant sales (Castle Harbor and North Wildwood restaurant-liquor license and all).

Those bright spots reminded us that persistence, teamwork, and answering the phone really do make a difference.

Here's to smoother deals, steadier markets and a few less plot twists in 2026. (honestly though, it wouldn't be commercial real estate without some drama and chaos)

Onward to a great new year!!
