The Capital Core Market Update May 2026:

Washington’s amazing Spring weather has arrived as we close out May and in time for our monthly Capital Core Market Update. Active listings are up since last month’s report (up 6.64%). While active listings are averaging 78 days on the market. Up 2 days from April’s number.

Contracts have slipped (-34.91%) this month with their days on market down at 42 days.

Our lagging indicator part of the report, the April sales, when compared with March’s sales numbers, sales volume was up (8.69%), sold prices also moved up (5.32%), while days on the market adjusted down to a 37-day average, and sellers’ leverage on their asking prices weakened (98.9%).

Our take: The Spring Market continues to be truncated by the war and its impact on home mortgage rates. But well priced single family homes in markets such as Kensington and Vienna are moving. The question remains to be, should the war be resolved and mortgage rates return to the 6%, will we see a mid-summer uptick in sales activity? One item is clear, we have a backlog of buyers and sellers that will slowly enter the market despite mortgage rates or burst back onto the scene once rates do make their way down.

As we celebrate Memorial Day this weekend, may we remember the sacrifice those have given for our freedom. And for my family that especially holds true with the memory of our ancestor Green Mountain Boy Daniel Warner who lost his life fighting at The Battle of Bennington in 1777. 🇺🇸
