🏡 SOLD! And this one came with a plan.

My seller purchased this home a couple of years ago with a goal: buy it, improve it, build equity, and then use that equity to move on to the next opportunity. This week, that plan paid off with a nice payday at closing! 🎉

Why the two-year mark? For a qualifying primary residence, IRS rules may allow you to exclude up to $250,000 of gain if single or $500,000 if married filing jointly, provided the ownership and use requirements are met. As always, this is not tax advice, so consult your CPA about your specific situation. 😉

Your first home doesn't have to be your forever home, but it can certainly be the equity down payment on your forever home. 🔑
