First, those first 7 days are everything. Buyers are watching for new listings daily. Go in prepared with great photos, a clean home, and a solid strategy; because first impressions are everything…

Second, detach emotionally. The moment you decide to sell, your home becomes a product. Start thinking like a buyer, not a homeowner.

Third, price it right from day one. Overpricing is one of the biggest mistakes I see. A home that sits too long makes buyers nervous, and you end up with less than if you’d priced it correctly from the start.

Most buyers don’t find out what they didn’t know (until it’s too late. 👀)

Before you make an offer, here are 3 things I wish every buyer knew:

1️⃣ Pre-approval ≠ pre-qualification. Pre-qual is just an estimate. Pre-approval means your income, assets, and credit have actually been verified. Sellers take pre-approval seriously. Pre-qual? Not so much.

2️⃣ Your first offer sets the tone. Coming in too low doesn’t make you a smart negotiator, it can offend the seller and end the conversation before it starts. Know the market and come in strategically.

3️⃣ Contingencies protect you, but in a competitive market, they can also cost you the deal. Talk to your agent about which ones are non-negotiable and which ones give you flexibility.

I’ve saved buyers from bad deals more times than I can count. Not because of the inspection report, but because of what I caught before we even made an offer.
The inspection is your safety net. Your agent’s eyes are your first line of defense.

A good buyer’s agent has walked enough homes to know when something feels off. The smell of a basement. The way a door doesn’t quite close. The seller who repainted one very specific wall.

These things don’t show up on Zillow.
