This little slice of heaven just sold and boy are the new owners lucky.🍀 Small flat acreage, private, creek frontage and a horse barn. 🐴 Oh, and a beautiful log home in the sweetest town. Today we closed on this awesome small acreage property. With diligent buyers, extensive inspections were completed. The house has been vacant for about a year and there were many visible signs of deferred maintenance. That always makes one wonder what we CAN'T see. The buyers were able to use their findings to negotiate a $69,000 price reduction with some seller concessions also included. I'm excited for this house and property to get some much needed TLC. The buyers have their work cut out for them but they are eager to make it their own!

This gorgeous new construction house just got itself a new family. We get to pick up the keys this afternoon. New construction is a little different process than a resale home. You still need your own representation, inspections, radon testing, sewer scopes, etc. I had the pleasure of doing the blue tape walk through with my clients and got to learn a little more about the new construction process. Oh happy day! This gorgeous home just closed at $11,000 over asking price. There were repairs negotiated then it was smooth sailing. That is, until yesterday morning when I got a text that the buyer's inspector performed the sewer scope on the WRONG HOUSE!! How in the world this could happen and not be noticed by anyone until 24 hours prior to closing is beyond me. The sewer scope was done back in June so this completely caught us by surprise. We got the fire put out and we closed on time. Thank goodness for some of the most patient sellers on earth. I hope they are able to escape to their lake house soon. Just waiting for the level 3 evacuation order to be lifted. This family needs some much deserved downtime!

Today we closed on the sale of this darling home. This was the owners very first home purchase. It's been such a great place for them to raise their kiddos but it's time for more space to spread out. Tomorrow, we close on their replacement property! Big congrats to my clients and I can't wait for them to get the keys to their new place!

It's been a busy week! When I met with these clients, we knew any offer they wrote would need to be contingent. They were motivated buyers so we put together a contingent offer package that would give us an edge over any other contingent competitors. It worked and we got their offer accepted on their dream home. Next up was getting their house in pending status asap. An open house and competitive pricing got us pending on that home in just 2 weekends. Home inspections x2 coming right up!
